    May 4, 2025Updated:September 16, 20253 Mins Read

The Real Estate Index report, issued by the Dubai Data and Statistics Establishment under the Dubai Digital Authority in collaboration with the Dubai Land Department, highlights strong and sustained performance across Dubai’s residential and commercial property sectors, reaffirming the market’s attractiveness and growing investor confidence.

According to the report, residential property prices recorded an annual growth of 11.62 percent, driven by increased demand for villas and apartments, supported by a stable economic environment and rising investor trust. Quarterly data also showed a 1.99 percent increase compared to the previous quarter, reflecting continued positive momentum in this vital sector.

In the commercial segment, property sale prices rose by 13.19 percent, fueled by growing demand for office and retail spaces amid a rebound in business activity and ongoing real estate development projects, which further strengthened market competitiveness. The final quarter saw a robust 7.45 percent growth compared to the preceding quarter, indicating sustained investor interest in the sector.

Hamad Obaid Al Mansoori, Director General of the Dubai Digital Authority, emphasized that the report reflects the success of the strategic partnership with the Dubai Land Department and reaffirms the authority’s commitment to enabling data-driven economic decisions, in line with Dubai’s digital strategy and the goals of the Dubai Economic Agenda D33 to enhance quality of life.

Eng. Marwan Ahmed bin Ghalita, Director General of the Dubai Land Department, stated that the positive indicators presented in the report confirm the effectiveness of policies aimed at balancing sustainable growth and attracting global investment. He emphasized the continued development of an integrated real estate ecosystem that provides reliable data to empower informed investor decision-making and reinforce Dubai’s position as a global investment hub.

Younus Al Nasser, CEO of the Dubai Data and Statistics Establishment, noted that the report represents a strategic step toward supporting data-driven decision-making and understanding real estate market dynamics. He reiterated the institution’s commitment to developing flexible and reliable indicators that support Dubai’s future vision and global leadership in data and statistics.

The report also shed light on the upward growth trajectory of Dubai’s real estate market, driven by key factors including economic recovery, rising investor confidence, legislative reforms that enhanced the investment climate and eased ownership procedures, strong local and international demand, and government initiatives supporting sustainable development.

The release of the report is part of the ongoing strategic collaboration between the Dubai Digital Authority and the Dubai Land Department, aiming to provide accurate and reliable data that supports planning and strategic decision-making for investors and policymakers in the emirate.
