ARM Holding, a UAE-based multidisciplinary investment company, has announced a strategic partnership with renowned architecture studio BIG – Bjarke Ingels Group to launch a visionary urban masterplan revitalizing the area surrounding Jebel Ali Racecourse. Spanning 5 square kilometers, the project aligns with Dubai’s Urban Master Plan 2040 and represents a bold new approach to sustainable city-making.
The development reimagines the racecourse as an interconnected urban oasis composed of islands linked by green space, centered around a vibrant central park, and enriched with community-focused infrastructure that blends global design with Emirati cultural identity.
Mohamed Saeed Al Shehhi, CEO of ARM Holding, stated that the project reflects the company’s core values of creativity, integrity, and adaptability, placing people at the heart of the urban experience. The design prioritizes walkability, wellness, and social connection, offering residents access to essential amenities within a five-minute walk.
Bjarke Ingels noted that the project aims to redefine the site into an inclusive urban district where environmental responsibility and social growth are foundational to urban development.
The masterplan is guided by 17 measurable performance indicators across health, environment, local economy, and community cohesion. It also integrates local heritage through traditional architecture and equestrian elements while supporting SMEs in food, retail, and the arts.
Construction is expected to begin in early 2026, marking the start of a transformative phase in Dubai’s urban evolution; where ambition meets reality in shaping the city’s future.
